How property closing costs work in Jamaica
When property changes hands in Jamaica, several statutory costs apply. Transfer tax is 2% of the sale price (or market value, whichever is higher) and is paid by the seller. Stamp duty is a flat J$5,000, split equally between buyer and seller. The registration fee to the National Land Agency is 0.5% of the price, also shared equally. On top of these, each party pays their own attorney, whose fee typically runs 2 to 3 percent of the price, with 15% GCT added to the legal fee. The calculator applies these automatically and shows a seller their net proceeds, or a buyer the total cash needed to complete the purchase.
